Heating and Cooling (HVAC)

Your Responsibility
  • Proper usage of system
  • Changing air filters (quarterly)
  • Changing thermostat batteries
  • Repair costs resulting from improper usage or maintenance
Our Responsibility
  • HVAC system is operable and in working condition

Appliances

Your Responsibility
  • Changing water filters in the refrigerator regularly
  • Regularly clean all appliances for optimum performance
  • Supply power to appliances at all times
  • All maintenance/repairs for appliances not owned by Imagine Homes Management
  • Repair costs resulting from improper usage or maintenance
Our Responsibility
  • All appliances are operable and in working condition

Washer/Dryer

Your Responsibility
  • Clear dryer’s lint filter after each use
  • No bedding larger than a queen size should be laundered; comforters should be laundered alone
  • Keep drain clear of all debris
  • Repair costs resulting from improper usage or maintenance
Our Responsibility
  • Washer/Dryer is operable and in working condition

Other Interior

Your Responsibility
  • Minor toilet, sink, and drain clogs - do not put any items other than toilet paper down the toilet
  • Changing light bulbs
  • Changing batteries for smoke detectors
  • Regular cleaning
Our Responsibility
  • Major drain clogs, sewer back-ups, plumbing leaks, water heater, non-functional plumbing fixtures, electrical fixtures, and smoke detectors

Smart Home Equipment

Your Responsibility
  • Replace batteries as needed in locks and all other devices
  • Keeping HUB plugged in and rebooting if it goes offline
  • Proper usage
Our Responsibility
  • Everything else other than failures caused by abuse or misuse

Pest Control

Your Responsibility
  • Maintain a pest-free home - regular pest control for common pests like ants, roaches, spiders, scorpions, beetles, and small rodents
Our Responsibility
  • Wood-destroying pests, termites, carpenter bees, squirrels, raccoons, opossums

Exterior

Your Responsibility
  • Keeping everything clean and free from debris, including 1st floor gutters, mailbox, and driveway
  • Replace lightbulbs that are less than 8 feet from ground
  • Winterize exterior spigots and pipes to prevent freezing
Our Responsibility
  • Fences, garage door, gates, second floor gutters, roofing, and overall structure of the home

Lawn and Landscaping

Your Responsibility
  • Ensure lawn area is regularly watered, mowed and edged, and weeded as needed
  • Leaf raking and removal
  • Remove snow and ice from driveway, walkways, and sidewalks (and comply with any municipality requirements)
  • Prompt disposal of pet waste
  • Trim tree branches below 8 feet in height, trim hedges and shrubs at least 1 foot away from the home
Our Responsibility
  • Everything more than 8 feet above the ground
