We occasionally update rent amounts with special offers, and it may take some time for syndicated website postings to update with new information. Please note, we NEVER advertise our properties on Craigslist. The only place to apply to one of our homes is on our website. Please be wary of fraud.

Each of our rental homes has been remodeled to a high standard while keeping original features and charm whenever possible. Upon entering one of our houses, the first thing you will notice is our state-of-art keyless entry system, allowing you to do away with keys entirely! You’ll find freshly renovated floors, and a modern kitchen with granite or quartz countertops, recently updated cabinets, and stainless steel appliances (in most homes). Bathrooms have been updated and bedrooms freshly painted, with glass block windows or blinds for privacy. Many homes have original fireplaces that, for safety reasons, have been made inoperable but otherwise left intact for decorative appeal. Our homes feature convenient laundry space: check the property details to see if the home includes a washer and dryer. If a washer and dryer are not included, there are hook-ups available and you can rent machines from us or bring your own.

Touring one of our freshly-renovated homes has never been easier. Imagine Homes Management has partnered with Rently Keyless to offer self-guided tours of our available properties. To register for a viewing, click on the “Enter Property Yourself” button on our website.

Rently currently has 2 touring plans priced at $2.99 and $4.99. Choose the option that best fits your needs, then schedule your self-guided tour at a time that is convenient for you.

Photos for some of our properties may not be available at the time of posting. However, we do update regularly and encourage you to check our website for changes and updates on when the home is ready for showings.

All of our viewings are self-guided through registration with Rently. We cannot accommodate agent-led tours at this time.

For rental homes that are listed on the MLS, we will pay a $500 commission for bringing us a qualified renter, after they sign a lease. However, it is critical that we are made aware that it is your client, before the client/renter visits the home. Please contact us at rentals@imagine-homes.com for information on how to show available properties to your clients.

In order to view our properties, a photo ID and valid credit card are needed to register with Rently. The ID information is so that we know who is entering our property. Rently offers tour plans with tiered pricing options ranging from $1.99 to $4.99. This fee is paid directly to Rently and Imagine Homes Management does not receive any portion of that fee.

Yes, if a property is not advertised as “washer and dryer included” then a washer and dryer will be supplied upon request. All of our homes have hook-ups and are fully equipped to handle a washer and dryer. Please be sure to confirm whether the home has gas/electric hookups, so that if you bring your own laundry units, they match the hookups available. Otherwise, residents may rent laundry units from us for a monthly fee.

Yes! Almost all our properties have central air-conditioning. For the few exceptions, portable A/C units are provided.

The homes we manage are only available to rent; they are not for sale and we do not offer rent-to-own arrangements. If you are interested in renting the property, please let us know and we’d be happy to tell you more about it.

For multi-family homes, lawn mowing is provided but residents are responsible for leaf pick-up, weeding and snow removal. For single-family homes, residents are responsible for all lawn care (mowing, leaf pick-up, weeding, snow removal).

Application Process

No. We NEVER advertise our rental properties on Craigslist or Facebook Marketplace. Anyone claiming to be the owner or to have access to a property managed by Imagine Homes may be attempting fraud. Please verify information regarding any of our properties by checking out the Vacancies Page on our website, or by contacting us at rentals@imagine-homes.com.

To protect yourself from fraud. NEVER send money via cash apps or wire transfer to an individual for an Imagine Homes rental, even if they claim to be an employee of Imagine Homes Management. All payments are made via the online application process or the secure online resident portal on our website. Please see our list of fees and charges on this page for more information.

If you see an Imagine Homes property advertised with a rent amount lower than what is displayed on our website, please contact us to verify its authenticity. Our standard lease term is 12 months, unless advertised differently on our website. If you are interested in a longer lease term, please contact the Director of Resident Services through this form.

Applications are reviewed in their entirety. Below are some requirements for submitting an application, along with guidelines for qualified renters. For more information, see our full list of application standards here.

  • One application is required for each future resident 18 years or older – a separate application fee must be paid by each applicant
  • A valid photo ID is required
  • Household income must meet or exceed 3x (three times) rent per month
  • Favorable credit history
  • Debt to a previous landlord, or open bankruptcies, may result in denial of the application.
  • A court-ordered eviction or judgment of financial delinquency within the last 7 years may result in denial of the application
  • Criminal convictions for certain types of crimes may result in denial of the application, see our full list of application standards for additional info
  • Two years of verifiable residential history
  • Lease start date must be no later than 15 days after application submittal, or within 15 days of a future available date

A guarantor (often referred to as a co-signer) is a person who signs the lease along with future tenants and takes responsibility for the rent and any other charges incurred during the lease term if the tenant cannot pay. A guarantor must have excellent credit and a high income (enough to cover 4.5 times the amount of rent for the tenant’s unit). The guarantor does not have the right to occupy the rental unit.

We are not able to hold vacant properties for an extended period of time. If a home is “available now”, that means it is ready for someone to move in immediately. Once an application is submitted, the lease would need to begin within 15 days.

Some homes are listed as “Coming Soon”, meaning they are not ready for immediate occupancy. The available date for these properties varies, so check the available date in the listing to see if there is one that works for your schedule. If your move-in date is within 15 days of the available date, then the timing is perfect!

Rent does not include utilities. All utility costs are the responsibility of the resident and may include gas, electric, water, sewer, and trash (these vary by city).

Utility accounts remain in the landlord’s name and charges are billed to residents through the online portal. A monthly convenience fee is required.

None of the properties are set up for WiFi. Residents would have to set up their own.

Processing an application usually takes 1-3 business days. Typically, the variable that holds this process up the most is the speed with which applicants provide Imagine Homes with required documentation.

After you sign the lease, the security deposit must be paid via our online portal within 24 hours. Most homes allow the security deposit requirement to be met with a Rhino policy.

Rhino is a security deposit alternative that is easier on your mind and wallet. Rhino can be used as an insurance alternative to a traditional cash deposit when you move in. Similar to a cash deposit, residents pay Rhino to protect the unit in the case of excessive damage and unpaid rent. View this flyer for more information. Note: A traditional cash deposit is required for Imagine Homes Management properties in Kentucky.

Pets

It varies by property, so please check the listing details for the home in which you are interested. When a rental unit allows pets, there is a one-time non-refundable fee per pet with a maximum of three (3) animals allowed per property. In addition, there will be a monthly rent charge for each uncaged pet. See our list of fees for current rates.

If you have a condition or disability that requires the use of a service animal or emotional support animal, we will not charge any fees or monthly rent with respect to such an animal in compliance with applicable federal, state, and local laws. Service and emotional support animals are subject to the 3 animal limit per property.

While we generally do not have any weight limitations or breed restrictions, the determination of allowable pets may be dependent upon a third-party screening process, as well as local laws and regulations.

Pets permitted in our homes include domestic dogs, domestic cats, caged domestic birds, hamsters, gerbils, guinea pigs, aquarium animals (including vertebrates and invertebrates), small non-venomous reptiles, small turtles, and tortoises. One (1) aquarium shall be permitted and limited to a maximum capacity of sixty (60) gallons.

Unusual house pets are prohibited and shall include, but are not limited to, exotic and/or venomous reptiles, arthropods, anthropoids, non-domestic felines, non-domestic canines, uncaged rodents, mammals, birds, or livestock (pigs, chickens, goats, etc.), and any other animals other than those listed in the list of permitted pets above.

First, please check with Resident Services to make sure that pets are allowed at the property that you are renting (most duplex units have a no pet policy). Once Resident Services confirms that pets are allowed, you will need to screen your new pet before bringing it home. Instructions will be provided.

There is a non-refundable pet fee (per pet) and a monthly fee (per pet).

Residents

To submit a general maintenance request, please log into your online portal and follow the steps for submitting a maintenance request.

For after-hours emergencies, please call 855-752-0911 and you will be directed to a live agent for Imagine Homes.

Please refer to your lease for the proper move out notification procedure.

Please contact Resident Services through the email provided in your Orientation binder. Please include the name and email of the person you’d like to add to the lease. The new resident will receive an invitation to fill out an application and they will be required to pay the application fee to offset the cost of required background screening.

If you wish to remain in the home as the sole occupant(s) we will need to review your information to see if you meet our rental requirements without a roommate. Please submit a new application for any property on our website, pay the application fee, and provide current proof of income. We will run a new background screening report and verify that your income (without that of former roommates) meets or exceeds 3x (three times) rent.

Alternatively, you will need to find a new roommate. We will send a guest card for the new roommate to fill out to begin the application process. An application fee is required.

A lease is a legally binding document, but sometimes events happen and circumstances change. Please contact your Director of Resident Services to ask about a lease buyout agreement.

Final utility charges will be calculated within two weeks of your lease end date on a prorated basis. The balance due will be deducted from your security deposit.
