IMAGINE HOMES MANAGEMENT APPLICATION STANDARDS
Applications are reviewed in their entirety. Below is a list of requirements for submitting an application, along with guidelines for qualified renters.
- One application is required for each future resident 18 years or older. A separate application fee must be paid by each applicant and the same email address cannot be used by more than one individual applicant. An application is not complete until every adult who will be living in the house has submitted their individual application as part of the leasing group. If you add a co-applicant AFTER the application has been submitted, a $100 Application Change Fee will be charged as part of your move-in funds. Incomplete applications will not be processed. If one or more application in a group is missing after 24 hours, the entire group application is subject to cancellation and application fees will be forfeited.
- We must be able to verify the amount and stability of an applicant group’s income and that it meets or exceeds 3x (three times) rent per month. Combined household gross income for all applicant(s) must be at least three times the monthly rent. Income is digitally and securely verified through Findigs with Plaid by linking your payroll or bank account.
- A Transunion credit report will be automatically processed for all applicants. The household ResidentScore (average of all applicant scores) will help determine rental eligibility and security deposit amounts. Unfavorable accounts which negatively influence this score include, but are not limited to, collections, foreclosures, charge-off, repossession, absence of credit, and current delinquency. Debt to a previous landlord or an open bankruptcy may result in an automatic application denial.
- Certain court judgments may result in denial of an application. If, in the last 7 years, an applicant has been through a court ordered eviction, or had any judgment against them for financial delinquency, the application may be denied.
- Any open bankruptcies or discharged bankruptcies in the last 7 years may result in the denial of an application.
- A criminal background check will be completed for all applicants. Criminal convictions for certain types of crimes, including, but not limited to fraud, theft, controlled substances, assault, battery and/or other crimes, and/or for other convictions of illegal activity may result in denial of an application. Being listed on the sex offender registry or OFAC/terrorist database will result in denial of the application.
- Each applicant must provide 2 full years of residential history, whether they are a renter, homeowner, student, lived with family, or had any other type of residential arrangement.
- A valid photo ID showing date of birth, and a selfie photo, are required.
- Lease start date must be no later than 15 days after application submittal (for current vacancies that are available now), or within 15 days of the available date for homes that have a future available date.
